Assistant General Manager
The Assistant General Manager supports the General Manager in the overall strategic and operational management of a commercial building and integrated retail facility. The role ensures optimal asset performance, high service standards, tenant satisfaction, regulatory compliance, and financial efficiency, while protecting and enhancing the long-term value of the property.
Responsibilities
- Oversee day-to-day operations of the building and mall, ensuring seamless functioning of all facilities.
- Ensure preventive and corrective maintenance of MEP systems, HVAC, vertical transportation, lift safety systems, and common areas.
- Maintain high standards in cleanliness, aesthetics, sustainability, and operational efficiency.
- Manage outsourced service providers including facilities management, security, housekeeping, landscaping, and parking operations.
- Prepare, manage, and control annual operating budgets (OPEX and CAPEX).
- Monitor service charge recoveries, cost controls, and variance analysis.
- Optimize operational costs without compromising service quality.
- Support asset management strategies to enhance NOI and asset value.
- Act as the primary point of contact for key tenants and retail operators.
- Foster strong landlord–tenant relationships and ensure high tenant satisfaction.
- Handle escalations, disputes, lease obligations, and service delivery issues professionally.
- Coordinate with leasing, marketing, and asset teams to support tenant retention and occupancy targets.
- Ensure compliance with building operating guidelines and brand standards.
- Ensure full compliance with local authorities, statutory regulations, and industry standards.
- Oversee health, safety, and environmental (HSE) policies and emergency preparedness.
- Ensure continual building certifications such as BCA Green Mark and SLE certifications, ISO14001, ISO45001 and ISO50001.
- Conduct regular audits, inspections, and risk assessments.
- Manage incident reporting.
- Prepare regular operational, financial, and management reports for senior leadership and ownership.
- Provide insights and recommendations to enhance asset performance and customer experience.
- Support asset enhancement initiatives, refurbishments, sustainability programs and due diligence work.
Requirements
- Bachelor’s degree in Property Management, Engineering, Business Administration, or related field.
- Professional certifications (RICS, CPM, IFMA, or equivalent) preferred.
- Minimum 8–12 years’ experience in property management, with at least 5 years managing Grade A commercial buildings.
- Strong knowledge of MEP systems, facilities management, and commercial leasing environments.
