Job Purpose:
- Typically, responsible for a defined portfolio area (main focused in Industrial and offices but not limited to other type of buildings).
- Execute plans and small transactions to maximize the value of CRE portfolio’s. Provide input to portfolio planning, including lease renewals, planning and execution.
- Follow up and coordinate activities with other stakeholders such as Licenses, Construction and Property Management in order to obtain and regularize operating licenses, advertisements, remodeling and/or construction of buildings, proactive follow-up with on-site managers, evaluating suppliers, site visits, technical monitoring of works and progress, knowledge of reading drawings, installations and construction materials, construction processes, communicating progress with area management, deliveries as well as attention to guarantees, using guarantee if necessary.
Your tasks:
- Portfolio Planning & Strategy: Support development of portfolio plans and execute small transactions to maximize value of CRE property portfolio in line with business objectives and DHL policies.
- Market Research & Financial Analysis: Conduct market research across Industrial, Office, and Retail sectors; perform financial modeling and scenario analysis to assess viability and identify commercial opportunities.
- Transaction Management: Source and evaluate premises, negotiate lease contracts and commercial conditions, provide support on acquisitions and development projects from sourcing to handover, and present options in standardized formats.
- Stakeholder Engagement: Liaise with internal teams (Business Development, Solutions Design, Operations, Finance, Legal and Risk) and external stakeholders (Landlords, Brokers, authorities) to ensure alignment with business requirements.
- Compliance & Reporting: Document standard processes, ensure accurate transaction reporting, maintain data quality in REM and CRE tools, and follow corporate guidelines.
- Budget & Performance coordination: Assist to monitor Real Estate budgets, track spending, and propose continuous improvement processes.
- Typically accountable for a sub portfolio and for adhering to the Commercial standard plans and guidelines for all projects, while operating under the oversight of a manager.

- Support and interact primarily with colleagues of own function.

- Address task-related issues appropriately to maintain work relationships.
- Internal Stakeholders: GBS CRE local and sub-regional Team/Legal/Risk & Insurance (for smaller transactions)
- External stakeholders: Commercial real estate agents, Landlords, property managers (for smaller transactions)
- May influence others within the job area through explanation of facts, policies and practices.
Your profile:
Education Level
- Relevant University Degree e.g. in Law, Business, Administration or related.
Experience Level
- 3 years of relevant Commercial / Corporate Real Estate Experience.
- Broad experience negotiating lease contracts, mitigating risks and expansion projects.
- It is essential to demonstrate deep knowledge in lease of any kind of buildings (including Industrial, Offices and Retail stores).

- English proficiency level (mandatory)
