We are seeking an Associate to join Brookfield Properties in Atlanta, GA. In this role, you will support the execution of asset and portfolio dispositions across the North American Logistics platform, with a focus on financial modeling, underwriting, diligence coordination, valuation support, and transaction execution. This person will report to the SVP, Head of Disposition and work closely with Asset Management, Portfolio Management, FP&A, Investments, Legal, Tax, Capital Markets, third-party brokers, and senior leadership.

The Associate will play a key role in supporting Brookfield’s disposition activity by preparing and maintaining financial models, coordinating diligence materials, supporting hold/sell analyses, assisting with valuation and reforecasting processes, and helping manage transaction execution from initial evaluation through closing. The role will also serve as a close partner to the FP&A team to ensure disposition assumptions, sale forecasts, business plans, and reporting materials are accurate, consistent, and well-coordinated across the platform.

Role & Responsibilities

  • Support execution of individual asset, portfolio, and strategic disposition processes across the Logistics platform
  • Prepare and maintain financial models for asset sales, portfolio sales, early-sale opportunities, hold/sell analyses, and other strategic capital recycling initiatives
  • Perform underwriting and valuation analysis, including sale proceeds, cap rate, IRR, multiple, debt, tax, and fund-level impact analysis
  • Coordinate with Asset Management and FP&A teams to ensure disposition assumptions are accurately reflected in business plans, reforecasts, valuations, and internal reporting
  • Support quarterly valuation and reforecasting processes by providing updated sale assumptions, transaction timing, market inputs, and disposition-related sensitivities
  • Assist in preparing investment committee materials, senior management presentations, broker opinion-of-value summaries, buyer materials, and internal transaction updates
  • Coordinate diligence processes, including data room setup and maintenance, buyer diligence requests, broker information requests, lease and financial uploads, and transaction workstreams
  • Partner with Legal, Tax, Risk, Accounting, FP&A, Portfolio Management, and Asset Management teams to support transaction execution and closing processes
  • Track active and potential disposition opportunities across the portfolio, including status, valuation, timing, buyer feedback, diligence issues, and key milestones
  • Review broker materials, market commentary, lease abstracts, rent rolls, operating statements, capital plans, and other transaction-related materials for accuracy and consistency
  • Support broker selection processes, broker management, buyer outreach, process strategy, and transaction timeline management
  • Maintain disposition pipeline reporting and provide regular updates to internal stakeholders
  • Conduct market research, comparable sales analysis, buyer analysis, and asset-level performance review to support disposition recommendations
  • Assist with post-closing analysis, including comparison of sale results to underwriting, budget, valuation, and hold/sell assumptions
  • Contribute to process improvement, data consistency, and best practices for disposition execution across the North American Logistics platform

Your Qualifications

  • Bachelor’s degree in Real Estate, Finance, Business, Economics, Accounting, or a related field
  • 3–5 years of relevant commercial real estate experience, preferably in acquisitions, dispositions, asset management, portfolio management, capital markets, investment banking, or valuation
  • Strong financial modeling, underwriting, valuation, and analytical skills
  • Experience with industrial/logistics real estate preferred
  • Strong Excel and PowerPoint skills required; experience with Argus, Yardi, DealPath, or similar real estate platforms preferred
  • Ability to evaluate asset-level and portfolio-level financial performance, including NOI, leasing assumptions, capital expenditures, valuation, sale proceeds, and return metrics
  • Strong attention to detail and ability to manage large amounts of financial, legal, operational, and diligence-related information
  • Ability to coordinate across multiple internal teams and external counterparties while managing deadlines in active transaction processes
  • Strong written and verbal communication skills, including ability to synthesize complex analysis into clear recommendations and presentation materials
  • Highly organized, proactive, and able to manage multiple projects simultaneously
  • Sound judgment, ownership mindset, and ability to operate in a fast-paced, transaction-oriented environment
  • Willingness to travel periodically as needed for asset tours, broker meetings, buyer meetings, and transaction processes
