Building Manager

THE ROLE:

The Building Manager plays a key role in delivering best-in-class customer service and creating a welcoming, well-maintained living environment at assigned properties. As a proactive and involved team member, you will oversee daily operations and support a positive customer experience with a practical hands-on approach. The role will report to the Senior Property Manager.

WHAT WILL YOU BE DOING?



General Services:

  • Work closely on handover coordination and readiness for occupancy with property management, development and construction teams
  • Manage the rental process for all residents including all required paperwork for the rental of suites, permission of pets, rental of parking, storage lockers and amenity spaces
  • Lead and coordinate showings to prospective residents, move-in and move-out activities, unit condition inspections, building orientation tours, and ensure security during these transitions
  • Efficiently manage tenant service requests, including maintenance issues and elevator and amenity bookings with professionalism, responsiveness and care
  • Report all matters of concerns to the Property Manager in a timely manner
  • Complete all building maintenance and service requests to the highest standards

Property Maintenance and Repair:

  • Ensure the building and common areas are cleaned and maintained including tasks such as sweeping, power washing and grounds maintenance, cleaning of common floor areas and amenity spaces, salting and snow removal as required in the winter months
  • Perform minor maintenance and repairs in building common areas and suites, including basic plumbing, carpentry, painting, electrical work, and general troubleshooting
  • Coordinate and supervise third-party contractors and tradespeople for more extensive maintenance or repair work, including after-hours emergency repairs as needed
  • Perform regular suite inspections, maintain records of suite repairs, coordinate and carry out work on suite turnovers, and ensuring vacant suites are ready for new residents
  • Works proactively to ensure the timely completion and adherence to preventative management programs and seasonal building maintenance in conjunction with the Property Manager
  • Participate in budgeting and cost control for building operations, supplies, and maintenance
  • Promptly respond and resolve resident concerns via building service phone line or by email



Other:

  • Be willing and able to work on a flexible schedule including evenings and weekends as well as overtime. Available for on-call duty and able to attend the property in the event of an emergency.
  • Provide supporting coverage at other company properties during vacation and illness of other operators
  • Physically capable of performing core duties (e.g., lifting 50 lbs, using cleaning equipment, climbing ladders etc)
  • Experience with minor maintenance and safe handling of cleaning chemicals and related products
  • Complete tasks as assigned by the Property Management team
  • This role is not eligible for hybrid work as it is a requirement to be on site at the building location

Qualifications and Knowledge:

  • 1-3 years of experience providing exceptional customer or resident service in a multi-family or mixed use real estate, or comparable experience in hospitality (such as hotel or other high-service environments), with a demonstrated commitment to creating outstanding customer experiences.
  • Exceptional verbal and written communication and customer service skills
  • Comfortable with technology and smartphone use; ability to quickly learn industry-specific digital platforms; working knowledge of Windows and Microsoft Office software
  • Maintains good personal hygiene and a professional appearance
  • Discreet, customer-focused, and service-orientated
  • High attention to detail with strong accuracy in reporting
  • Strong organizational, planning, and time management abilities
  • Knowledgeable in confidentiality practices and the principles of the Privacy Act
  • Familiar with landlord legal obligations, tenancy agreements, and tenant rights
  • A valid driver’s license and clean drivers abstract and access to a personal vehicle for work-related use

Salary Range:

The Building Manager salary range is $55,000 - $65,000 with an annual performance based bonus. The exact compensation offered will be dependent upon education & training, years of relevant experience, and internal equity.
