Contracts Manager (Carpentry / Fit-Out & Condominium Projects)

Job Scope / Responsibilities

• Manage and administer construction contracts for carpentry, fit-out, and condominium projects from award to completion.

• Manage tendering and bidding processes, including vendor engagement and cost negotiation.

• Monitor and control project costs, progress, and commercial risks to ensure delivery within budget and timeline.

• Handle monthly progress claims, subcontractor payments, contract variations, and extensions of time (EOT).

• Review, negotiate, and ensure compliance with contract terms, specifications, and drawings.

• Coordinate with project teams, clients, consultants, and subcontractors to ensure smooth contract execution.

• Evaluate and certify subcontractor progress claims and final accounts.

• Prepare and finalise project final accounts upon completion.

• Ensure proper documentation, records, and contract reporting throughout the project lifecycle.

• Resolve contractual issues and disputes in a timely and professional manner.

Requirements

• Diploma or Degree in Building, Construction Management, Quantity Surveying, or a related field.

• Minimum 3 years’ relevant experience in carpentry, interior fit-out, or condominium projects.

• Strong knowledge of construction contracts, variations, and claims management.

• Good negotiation, communication, and coordination skills.

• Familiar with Singapore construction practices and contractual standards.
