Development Manager
We have partnered with a privately owned Australian property group that develops, builds, and manages a diversified portfolio for the long term. Their assets span retail, industrial, and residential across Sydney, and the business is in an active growth phase. New projects are coming online, and the team is growing to match.
The role
This is an end-to-end development management role. You will carry projects across the full cycle, from DA lodgement and approval through design management, consultant coordination, contractor engagement, and delivery, across a portfolio that spans retail, mixed-use, and industrial assets.
The team is lean, experienced, and moves quickly. You will not be slotted into a pre or post-construction lane. You will carry the programme from start to finish, and if financial modelling is a genuine strength, you will find meaningful work here from day one.
What you'll do
Lead the lodgement and management of development applications, S4.55 amendments, and rezoning applications across the portfolio
Drive the consultant team through each stage of the DA process, manage council correspondence, and hold the programme through to approval
Build and maintain development feasibilities, running sensitivity analyses, modelling capex scenarios, and contributing first-cut budget analysis
Carry projects from DA approval through to delivery, managing cost, quality, and programme, and holding consultants and contractors to account
Lead tendering processes, negotiate contracts, and manage project budgets across a growing and active portfolio
What you'll bring
Several years of hands-on development experience across complex mixed-use, retail, or industrial projects
A track record of lodging DAs, managing consultant teams through the full cycle, and working through conditions and amendments without losing programme
Genuine financial capability across feasibility modelling, discount cash flows, and capex analysis, as things you have done rather than observed
Experience managing contractor and consultant relationships through tendering, contract negotiation, and delivery
The discipline to manage competing deadlines across a diverse portfolio without losing accuracy

You are several years into a development career and you have been genuinely hands-on. You have held the DA process yourself, dealt with planners, managed consultants, and worked through the complications that come with complex projects. That experience is real and it sits with you.

Financial modelling is not a strength you are ready to use from day one
You are at an early stage in your career and still building foundational DA or delivery experience
