Role Overview

The DWV Plumbing BIM Detailer is a specialized role within the VDC team, focused exclusively on drain, waste, and vent plumbing systems. This is not a generalist BIM position. The role requires deep knowledge of below-grade and above-grade sanitary systems, DWV routing logic, and the sequencing realities of getting underground rough-in modeled, coordinated, and drawn before concrete pours.

The Detailer translates design intent into fabrication-level models and field-ready installation drawings, working closely with the plumbing foreman and field crews.

Core Responsibilities

  • Develop fabrication-level 3D BIM models of drain, waste, and vent systems using Revit MEP and/or AutoCAD Fabrication (CADmep), including sanitary stacks, vent stacks, floor drains, grease waste lines, storm drainage, acid waste, and below-slab rough-in
  • Produce accurate spool drawings, shop drawings, and installation details directly from the model for use by field plumbing crews
  • Coordinate DWV systems with structural, architectural, and other MEP trades to eliminate conflicts before fabrication or installation
  • Run and resolve clash detection using Navisworks, with a focus on DWV constructability and below-slab sequencing
  • Coordinate below-slab DWV layout and deliver installation drawings prior to concrete pours, where timing is critical
  • Incorporate submittal data, including pipe specs, fittings, floor drains, and fixtures, into BIM models with full accuracy, and generate material lists and cut sheets from the model
  • Work directly with the plumbing foreman to ensure models reflect actual field conditions and installation methods
  • Maintain model integrity, naming standards, and level of development requirements throughout the project lifecycle
  • Update models to reflect design changes, RFI responses, and field revisions, and distribute revised files to the project team

Required Background

  • 2 + years of relevant BIM detailing experience focused on plumbing drain, waste, and vent systems
  • High School diploma or GED required; degree or trade apprenticeship in a related technical field preferred
  • Proficiency in Revit MEP and/or AutoCAD Fabrication (CADmep) for fabrication-level plumbing modeling
  • Proficiency in Navisworks for clash detection and multi-trade coordination
  • Strong knowledge of DWV routing, sanitary and vent system design, and below-slab rough-in
  • Ability to read and interpret construction documents, plumbing plans, and specifications
  • Working knowledge of applicable plumbing codes (UPC and/or IPC)
  • Ability to coordinate effectively with structural, architectural, and other MEP trades
  • Strong attention to detail and the ability to communicate modeling and installation requirements clearly with field crews and project teams
  • Proactive, solution-oriented mindset with the ability to work independently and take initiative
  • Authorization to work in the United States; sponsorship is not available for this position
  • Prior experience at a commercial mechanical or plumbing subcontractor (Preferred)
  • Hospital, data center, or life sciences project experience (Preferred)
  • Fabrication shop or field plumbing experience (Preferred)
  • Bilingual English and Spanish (Preferred)
