What we’re looking for:

We are seeking a full-time Floating Maintenance Supervisor/HVAC Installer to growing team in the greater Columbus, Ohio area. The Floating Maintenance Supervisor/HVAC Installer must possess adequate trade-related proficiency and communication skills to deliver excellent customer service as well as strong tactical and technical ability to effectively maintain the campus and all mechanical, and structural needs of the 10 properties located in our Columbus portfolio. This role requires familiarity with a maintenance budget and sufficient financial and organizational acumen to effectively manage contractor services and parts inventory. You will also be responsible for supporting installation and replacement of heating, ventilation, and air conditioning systems across this portfolio. This role is ideal for candidates looking to grow their HVAC career within a structured, professional property management environment. Additional responsibilites include:

• Physical, supervisory and administrative activities related to interior and exterior building and grounds maintenance.
• Installation and replacement of HVAC systems in multi-family residential units, including apartments and common areas
• Support setup of furnaces, air conditioners, heat pumps, and related components according to specifications
• Performing specialist level troubleshooting and repairs across the spectrum of maintenance trades (i.e. Plumbing, Electrical, Carpentry, Appliance Repair, HVAC & Painting).
• Participating in planning and execution of capital improvement projects.
• Ensuring unit make-ready schedule meets expectations.
• Ensuring vacant market readiness.
• Managing maintenance related supplies, inventory and budget.
• Leveraging Ackerman technology and software to document, manage and report on maintenance related activities and budget.
• Negotiating rates and maintains positive relationships with local service providers and vendors.

The ideal Floating Maintenance Supervisor/HVAC Installer will have:

• Availability to work full-time: Monday - Friday, 8:00am - 5:00pm
• Willingness/ability to frequently travel to properties throughout our portfolio in the greater Columbus area

• 3 or more years of related experience that demonstrates a broad knowledge of general maintenance – Supervisory experience is required.
• Basic mechanical aptitude and interest in HVAC systems
• EPA Section 608 Certification, type II minimum required.
• A valid driver’s license with proof of insurance and reliable method of transportation
• CPO and CAMT certifications preferred
• Aquatherm system experience preferred
• Experience with Microsoft Outlook and Office products
• Exceptional attention to detail
• A positive, team-oriented attitude
• High school diploma or equivalent
