As General Manager of Building Data Services, you will run our construction closeout documentation business, covering both delivery and operations. You will manage closeout projects from collection through delivery, own client relationships, support business development, and as the business grows, build the team around you.

This role is for someone who wants more than executing someone else's plan. You will have real responsibility over how projects are delivered, how clients are served, and how the business performs — including full P&L ownership. You will work directly with general contractors, building owners, and facility teams across commercial, healthcare, education, and industrial projects of all sizes, nationwide.

You will start by managing delivery yourself. As the business grows, so will the team around you. You will work closely with the General Manager, who leads business development and strategy, and you will own day-to-day delivery and operations. What You Will Do:

Project Delivery

You will manage all aspects of closeout documentation collection, organization, validation, and delivery for commercial construction projects. You are the person who makes sure nothing gets lost in the handoff from construction to operations.

Document Collection and Management

You will collect closeout documentation from general contractors and their subcontractors throughout construction. This includes equipment specifications, operation and maintenance manuals, warranties, as-built drawings, commissioning reports, test and balance reports, and training materials. You will track submission status, follow up on outstanding items, and make sure all required documents are received and correct.

Organization and Verification

You will organize documentation in our platform by system, room, manufacturer, and drawing number. You will verify that submitted documentation matches contract requirements and installed equipment. When you find a manual for the wrong model or a missing warranty, you will track it down and get it corrected.

Quality Assurance

You will audit documentation packages for completeness and accuracy before delivery. That means validating that the HVAC manual matches installed equipment serial numbers, electrical panel schedules reflect as-built conditions, and all warranties are documented with proper start dates and coverage periods.

Client Coordination and Delivery

You will work directly with project managers, project engineers, and subcontractors throughout the documentation process. You will provide status updates, participate in closeout coordination meetings, and train building owners and facility managers on our platform at project delivery.

Project Management

You will manage multiple projects simultaneously at different stages of completion. You will track progress against milestone schedules and flag issues before they become problems.

Business Operations:

P&L Ownership

You will own the P&L for this business. That means accountability for revenue, margin, and operational expenses. You will report regularly to company leadership on business results, project pipeline, and operational health.

Client Relationships and Business Development

You will manage client relationships at a senior level, from initial scoping through project delivery and account growth. You will review and contribute to project proposals. You will participate in business development conversations and help bring in new project work across all project types and sizes, from single-building closeouts to multi-building programs.

Operations and Standards

You will set and maintain delivery standards across all active projects. You will build and document processes that allow the business to grow without losing quality. Hiring and developing the team is part of the job, but it comes as the business earns it.

Industry Presence

You will represent the business nationally, building relationships with general contractors, building owners, owner's representatives, and facility professionals that generate new project opportunities. Atlanta is your base. The work spans the country.

What You Bring:

Required Experience

  • 5+ years working in construction documentation, project management, facilities management, or a closely related field

  • Familiarity with construction closeout processes and what it takes to get documentation from subcontractors

  • Experience reading and interpreting construction drawings and specifications

  • Proficiency with document management systems and cloud-based platforms

  • Organized and disciplined enough to track hundreds of documents across multiple concurrent projects

  • Comfortable communicating directly with subcontractors, project managers, and building owners

Preferred Experience

  • Background as a project engineer, project manager, project coordinator, assistant project manager, document control specialist, or similar role with a general contractor, construction manager, or owner's representative

  • Experience in facilities management or building operations

  • Knowledge of MEP systems (mechanical, electrical, plumbing) and commercial building equipment

  • Familiarity with CSI specification divisions and submittal processes

  • Experience with construction management or document control software

  • Any exposure to business development, client management, or proposal writing

Base Salary: $120,000-145,000 based on experience and market. Bonus: Eligible for the Zero performance bonus plan Benefits: Medical, dental, and vision coverage · Unlimited PTO.
