Growth & Development Analyst (Data Centers)

You will originate and evaluate data center development opportunities, conduct site selection analyses, and build and maintain financial models across project lifecycles. You will underwrite customer contracts, analyze power and infrastructure agreements, coordinate due diligence and third-party workflows, prepare investment memos and executive presentations, and manage pipelines and RFP processes.

Responsibilities

  • Identify and evaluate data center development opportunities
  • Coordinate with power and land teams to assess power availability and fiber infrastructure
  • Conduct site selection analyses including energy access, cooling, geotechnical and environmental considerations, and zoning
  • Build and maintain a pipeline of development opportunities and track key milestones
  • Create and manage a database of existing and previous site opportunities
  • Develop relationships with brokers, landowners, utilities, municipalities, and regional development authorities
  • Monitor industry trends and competitive dynamics across data center and power ecosystems
  • Analyze hyperscaler demand signals and colocation market supply and demand dynamics
  • Leverage AI tools to improve analytical efficiency and decision-making
  • Manage transaction and site databases and report market insights to leadership
  • Build and maintain financial models from greenfield feasibility through stabilized operations and exit
  • Underwrite customer contracts and perform revenue cost and return analysis at the asset level
  • Evaluate capitalization structures including construction lending, sale-leasebacks, preferred equity, and infrastructure fund capital
  • Analyze power purchase agreements, interconnection agreements, development services agreements, and ground leases
  • Support end-to-end transaction processes including valuation, due diligence coordination, deal structuring, and closing logistics
  • Prepare investment memos, feasibility studies, and executive-level presentations
  • Coordinate third-party diligence across legal, environmental, engineering, and title workstreams
  • Assist in preparing offering memoranda, data room materials, and investor outreach packages
  • Manage RFP processes for general contractors, engineers, and vendors

Requirements

  • 0-5 years of experience in real estate development acquisitions infrastructure finance data centers investment banking private equity or power and utilities
  • Strong financial modeling skills
  • Experience or ability to learn to analyze LOIs PPAs DSAs development agreements operating agreements and due diligence reports
  • Ability to manage multiple active workstreams with strong ownership judgment and execution
  • Proficiency in using AI to build custom tools and accelerate workstreams
  • Clear concise written and verbal communication skills capable of preparing executive-ready materials and presenting to senior leadership
  • Bachelor's degree in Finance Real Estate Economics Engineering or a related quantitative field
  • Proficiency in Microsoft Excel and PowerPoint and comfort with large datasets and analytical tools
