LEAD FACILITIES TECHNICIAN

POSITION SUMMARY:

The position is responsible and accountable for preventative maintenance that may include repairs to heating, cooling, refrigeration, plumbing, electrical systems, painting, and assists with emergency situations as needed, as well as maintenance of property and equipment, and in accordance with all established policies and procedures set forth by the company.

  • Always ensure operating principles are being adhered to.
  • Keep all areas clean and pristine.
  • Follow all safety policies and procedures.
  • Use customer courtesy skills of Family Style Service to provide superior guest service.
  • Be interactive with all internal and external guests while maintaining professional standards.
  • Maintenance and repairs to heating, cooling, plumbing, and electrical systems. (If applicable)
  • Responsible for general maintenance of facilities on property and the property itself.
  • Identify, diagnose, and repair items related to maintenance of such facilities.
  • Diagnose the need for and perform all duties related from advanced to expert level, which may include plumbing, electrical and mechanical work, and other projects related to the maintenance of the property.
  • Responds for work orders daily.
  • Routinely inspects all necessary equipment as assigned, identifying potential problems and or safety hazards, and making repairs as needed. (If applicable)
  • Takes readings on equipment as needed for maintenance and repair.
  • Maintains an adequate supply of materials needed for the proficient performance of job.
  • Coordinates and installs all new equipment and or wiring. (If applicable)
  • Preform required maintenance on mechanical chillers, cooling towers, roof top units as well as additional HVAC systems across property. (If applicable)
  • Performs preventive maintenance and repair duties on all building mechanical systems, equipment, and tools. (If applicable)
  • Operates and repairs energy management equipment. (If applicable)
  • Operates life safety systems, maintenance, and repair in public areas and guest rooms.
  • Maintains all logs necessary for conformance with established standards including up to date refrigerant usage form and inventory log.
  • Maintain logbook of MCP Operations and additional HVAC Systems as required. (If applicable)
  • Ensure that all work conducted is entered into CMMS system. (Maximo)
  • Ensures adherence to all OSHA safety requirements and safety policies.
  • Use knowledge of fundamental mechanical, electrical, carpentry, painting, and plumbing skills; including but not limited to following blueprints, installations, cutting, framework, inspections and replacing framework, structures, and fixtures. (If applicable)
  • Maintain accurate records on material and labor used.
  • Inspect jobs upon completion and ensure areas are clean.
  • Responsible for developing and maintaining positive guest relations, including but not limited to, resolving minor guest disputes and assist in ensuring the safety and security of all guests and employees.
  • Knowledge of all special events and promotional activities available to guest.
  • Other duties as assigned by management.
  • Install, repair, adjust, maintain, and troubleshoot necessary equipment related to position and property maintenance.
  • Ability to read, analyze, and interpret documents, such as policy and procedure manuals, maintenance instructions, and other related documents.
  • Ability to perform basic math skills in all units of measure.
  • Ability to work at heights on aerial lifts, scaffolding, stepladders, and/or extension ladders.
  • Ability to work in confined spaces.
  • Ability to read and interpret blueprints, diagrams, schematics, and written reference material.
  • Ability to operate a computer and assigned software.
  • Basic hand and power tools

  • Walking and standing – 80%
  • Bending, stooping, reaching, kneeling, or crouching – throughout shift
  • Lifting / carrying (up to 100lbs. without assistance)
  • Use hands and fingers to handle / feel objects, tools, or controls.
  • High school diploma or GED equivalent preferred.
  • Occupationally significant combination of vocational education, apprentice training, in-plant training and on-the-job training preferred.
  • 5+ years related experience in HVAC, and/or electrical and/or plumbing systems.
  • Appropriate certifications required.
  • Completes all company-required training within designated time frames.
  • Ability to obtain and hold a valid driver’s license.
  • Ability to obtain and hold all licenses, certifications, insurance coverage or any other indemnifications which may be required by the company for the successful completion of the duties associated with this position.
