Job Summary
EMCOR Facilities Services has an immediate opening for a Lead Maintenance Technician in Arlington, VA. The Lead technician will communicate daily with the Client Facility Manager to review the work scheduled and support them to provide quality workmanship and high work standards to maintain a professional working environment. Weekly schedule is Monday – Friday, 6:00am – 2:30pm. In a safe, efficient, and professional manner, the position completes required PM's, various type general maintenance repairs of the facility office & common areas. The technician is an excellent communicator and has exceptional follow-through capabilities with responsibilities for all administrative requirements. This position will be crossed trained and utilize a “flow to the work” concept as well as provide oversight and management support of minor client-initiated projects. The technician will exhibit an ownership attitude.
Responsibilities include the supervision of the janitorial staff, managing & scheduling vendors, and the maintenance and repairs of walls, floors, doors, ceilings, furniture, etc. Knowledge of and capable to perform painting, minor plumbing, electrical, HVAC and various general tasks assigned. Other duties include conference room set-up’s, furniture/cabinet moves and repairs. Qualified applicants must be a US Citizen, possess a valid driver’s license and have at least 3 to 5 years of hands on experience in a Lead facilities maintenance role in dealing with a wide range of general type services. Must possess excellent customer service and communication skills.
Essential Duties & Responsibilities
Abides by all safety guidelines including OSHA regulations, lock-out/tag-out, correct use of PPE, etc.
Conducts interior walk-through inspections to identify repair or service needs and generates work orders to complete. Performs “shift rounds” (regular checks of systems, building, and equipment to identify issues, and document systems and equipment performance).
Works independently, and as part of the facilities maintenance team:
· Preforms preventative maintenance, including the diagnosis of malfunctioning apparatus and/or systems, such as:
o Minor electrical skills. Changing light bulbs, ballast, switches and receptacles.
o Minor plumbing skills. Lavatory sinks sets, restroom fixtures, clean drains, break area kitchenette equipment.
o Minor carpentry and painting skills. Repair walls, doors, furniture, conference room set ups, cubicle moves and repairs. Patching and painting walls/door frames when necessary.
o Performs a wide variety of corrective maintenance and client-generated work requests such as hanging pictures and artwork as requested.
o Conducting daily rounds and inspections. Stocking supply room shelves and minor custodial touch up’s or cleaning as requested.
o Provide parking card inventory along with provide/cancel cards as requested. Updating floor plans and coordinating office and furniture moves.
Performs administrative task such as material ordering, purchase order request, purchase card reconciliation/coding, budget management & reporting, vendor coordination & management, vendor PM scheduling and completion (recommended action on PM findings), attend job meetings/project meetings, weekly status updates, work order management – CMMS responsibilities, etc.
Documents work results in the CMMS, analyzes findings and recommends updates to PM list. Manages work orders and daily work requests.
Communicates effectively with coworkers and customer staff; assuring that all aspects of a work request are understood. This includes ensuring the customer is adequately informed about work status and expected completion dates.
May manage maintenance projects, including complex equipment repair, providing guidance to Sub-Contractors of facilities services.
Assists Account Manager with budgeting and monthly variance reports. Accountable to all Key Performance Indicators (Budgeting, Customer Satisfaction, Operational Excellence, Environmental Health & Safety, and Energy Saving Initiatives).
Other duties may be assigned as deemed necessary by the Customer Site Manager
Qualifications
Education
(HS Diploma, Under/Graduate Degree, etc.)
High School diploma (or equivalent) required, preference given to those with some undergraduate business or trade school training.
Business Experience
(Prior work-related experience)
4 years’ experience and/or training including the application of mechanical, electrical, plumbing, carpentry skills/concepts required. An equivalent combination of training, education, and manufacturing maintenance experience is acceptable.
Licenses/Certifications
Valid driver’s license.
Language Skills
Ability to interpret a variety of instructions furnished in written, oral, diagram, or graphic form. Key elements include the ability to interpret safety rules, operating and maintenance instructions, and procedure manuals.
Ability to write routine reports and correspondence. Must have a working knowledge of MS Applications, be able to send/receive emails and be able to manage an email box. Must be able to operate the work order system and maintenance specific software such as Building Automation.
Ability to speak effectively before groups of customers and/or employees.

Ability to use hand and small/large power tools
Able to disassemble/reassemble fixtures, fans, pumps, and HVAC equipment and other building related equipment
Able to demonstrate general plumbing, electrical and carpentry skills.
Able to demonstrate an understanding of Building Management Systems (BMS) and operation including HVAC, plumbing, electrical, Life Safety Systems, and building envelope.
Ability to operate a personal computer, cell phone; Knowledgeable in MS applications, manipulation of spreadsheets, and use of internet including use of applications used for managing expenses (Concur), creating PO requests for JDE, creating timesheets (SmartSheet), creating and managing PM Schedules (LM Buildings), help desk tickets (Cherwell) and other applications used in day-to-day operations.
Able to function with dynamic priorities, adapting to changing customer expectations and completing work requests efficiently with high quality standards. This may include taking the initiative to productively manage unexpected downtime, remaining productive while contributing to high quality results.
May need to support non-customary schedules and weekend work including on call responsibilities
Ability to solve practical problems and deal with a variety of concrete variables in situations where only limited standardization exists.
Physical Demands
While performing the duties of this job, the Technician is regularly required to stand for extended intervals with occasional scheduled breaks, walk, use hands to finger, handle, or feel, reach with hands and arms, stoop, kneel, crouch, or crawl, and talk or hear. The individual frequently is required to climb stairs and ladders. The individual must regularly lift and/or move up to 70 pounds, at higher than chest level and be able to tolerate adverse rooftop working conditions due to climate and tolerate extreme temperature changes.

- Moderate to high noise levels
- Outdoor weather conditions (including extreme heat).
The following safety equipment may be required: steel toecap shoes, hearing protection, hardhat eye protection and hair protection.
