The Role
As a Maintenance Operative, you will play a key role in maintaining the Birmingham properties to a high standard, ensuring a safe, compliant, and well-maintained living environment for our residents. This will be achieved through the timely completion of reactive maintenance tasks and close collaboration with the Property Manager to meet all building, health, and safety requirements, with additional support from the Head of Compliance and Facilities. You will deliver excellent customer service to residents while carrying out works efficiently and in line with agreed budgets.
What You Will be Doing
Process reactive maintenance jobs in a timely manner via StuRents, diagnosing issues quickly and efficiently, and keeping residents informed by email or in person
Identify and rectify day-to-day maintenance tasks, including but not limited to plumbing, carpentry, painting, and gardening
Carry out daily building walks to ensure communal areas, grounds, plant rooms, storerooms, and bin stores are well maintained, free from excess rubbish, and free of hazards
Assist on-site contractors to ensure works are completed efficiently and health and safety procedures are followed
Conduct daily, weekly, monthly, and quarterly statutory compliance checks as required for each property
Maintain Fire and Water Log books in line with compliance requirements
Assist with end-of-tenancy check-out inspections
Assess, report, and action end-of-tenancy turnaround maintenance
Build, develop, and maintain strong working relationships with local contractors
Liaise and coordinate with third-party contractors to provide site access and support completion of works
Work with the Property Manager to manage cost controls and profitability through an understanding of P&L budgets, ensuring financial procedures are followed
Deliver a high standard of service through proactive and timely engagement with student residents
Work with the Property Manager to ensure maintenance records and all documentation are accurate and up to date
Monitor and update StuRents daily, recording when repairs are reported and completed
Carry out weekly cleaning of communal areas, including hoovering, mopping, and wiping down surfaces
Complete regular litter picking and ensure the exterior of the properties remains presentable, contributing to strong curb appeal
What we are looking for
Minimum 2-3 years of hands-on property maintenance experience covering all areas of general maintenance including (but not limited to) basics of carpentry, painting, plumbing, electrical
Locally based with access to own vehicle for travel
Good all round understanding of statutory maintenance requirements (Fire, water regs etc)
Advanced Electrical and/or plumbing experience and access to own tools would be advantageous
IT reporting skills
Detail-oriented with strong communication skills
