Make Ready Technician - ULake Apartments - Tampa, FL

What You'll Be Doing

As our Make-Ready Technician, you'll play a critical role in preparing vacant apartment homes for occupancy while supporting the overall appearance and maintenance of the community. Key responsibilities include:

• Completing apartment make-ready activities, including repairs, inspections, cleaning coordination, and preparation of vacant homes for new residents
• Performing general maintenance repairs such as drywall, painting, carpentry, appliance repair, and basic HVAC, plumbing, and electrical work
• Following established make-ready checklists to ensure apartment homes meet company quality standards and move-in readiness requirements
• Troubleshooting and repairing plumbing fixtures, appliances, lighting, electrical outlets, switches, and other apartment systems as needed
• Replacing air filters, cleaning HVAC vents, and ensuring all apartment systems are functioning properly prior to move-in
• Maintaining accurate work order documentation and updating make-ready status in property management systems
• Assisting with community upkeep, including grounds maintenance, trash removal, pressure washing, and curb appeal projects as needed
• Conducting inspections of vacant apartment homes and identifying maintenance needs or safety concerns
• Supporting the maintenance team with service requests, preventive maintenance, and community improvement projects as assigned
• Following OSHA standards, company safety policies, and operational procedures at all times
• Promoting a positive, safe, and welcoming community environment
• Performing other duties as assigned

Who You Are

We're looking for someone who takes pride in their workmanship, enjoys solving problems, and understands the importance of delivering a quality apartment home experience. The ideal candidate will have:

• High school diploma, GED, or vocational training preferred
• One or more years of apartment maintenance, facilities maintenance, construction, handyman, renovation, or related experience preferred
• Working knowledge of drywall, painting, carpentry, plumbing, electrical, appliance repair, and general maintenance practices
• HVAC certification and/or trade certifications in electrical, plumbing, or related fields preferred
• Strong troubleshooting and problem-solving skills
• Ability to read work orders, technical instructions, diagrams, and safety documentation
• Strong attention to detail and commitment to delivering high-quality work
• Excellent organizational and time management skills with the ability to prioritize tasks effectively
• Ability to work independently and collaboratively as part of a team
• Customer service mindset with the ability to interact professionally with residents, vendors, contractors, and team members
• Ability to perform physical tasks including lifting, climbing, bending, and working both indoors and outdoors
• Ability to work overtime, participate in an on-call schedule, and respond to emergency maintenance situations as needed
• Valid driver's license, current automobile insurance, and reliable transportation required
