On-Site General Manager
Location: Houston, TX 77041
Compensation: $65,000 - $70,000 annually
Employment Status: Full-Time
Position Overview
Rise Association Management Group is seeking an experienced and relationship-focused On-Site General Manager to oversee the daily operations of an established single-family homeowners association in Houston, Texas.
This role serves as the primary liaison between the Association's Board of Directors, homeowners, vendors, and Rise AMG. The successful candidate will be responsible for managing community operations, supporting the Board with sound guidance, overseeing vendors and maintenance projects, and fostering a positive community atmosphere.
The ideal candidate has previous experience managing single-family HOA communities and understands the unique dynamics of working with volunteer Boards of Directors. We are looking for someone who is patient, collaborative, approachable, and able to guide Boards through decisions without being overly directive. This individual should enjoy building relationships with residents, participating in community events, and becoming a visible and trusted presence within the neighborhood.

Key Responsibilities
Board & Community Relations
- Serve as the primary point of contact for the Board of Directors, homeowners, and vendors
- Build strong relationships with Board members through professional communication, patience, and consultative guidance
- Attend monthly Board meetings and provide operational updates, recommendations, and project support
- Prepare Board meeting agendas, reports, and supporting documentation
- Respond promptly and professionally to homeowner inquiries and concerns
- Participate in community events and foster positive resident engagement
Community Operations
- Oversee the daily operation, appearance, and maintenance of the community
- Conduct routine property inspections for maintenance concerns and deed restriction compliance
- Coordinate vendor services, maintenance projects, and capital improvements
- Obtain vendor proposals, review bids, and present recommendations to the Board
- Monitor vendor performance to ensure quality service and timely completion of work
Financial & Administrative Responsibilities
- Assist with budget preparation, monitoring, and financial planning
- Review invoices, approve vendor payments, and track project expenditures
- Maintain accurate community records and governing documents
- Ensure compliance with Association governing documents and applicable Texas laws
- Manage work orders, permits, access control records, and community documentation
Required Skills & Qualifications
Experience
- Minimum 3 years of community association management experience required
- Previous experience managing single-family HOA communities is required
- Experience managing onsite ("sited") communities strongly preferred
- Multifamily or apartment management experience will be considered but is not preferred
- Experience working directly with Boards of Directors required
- Experience managing budgets, reserve projects, and vendor contracts required
Knowledge & Skills
- Strong working knowledge of Texas Property Code Chapter 209 and HOA governance
- Understanding of community budgets, financial reporting, and vendor management
- Excellent communication, diplomacy, and relationship-building skills
- Patient, collaborative leadership style with the ability to guide volunteer Boards through decision-making
- Strong organizational skills with exceptional follow-through
- Ability to manage multiple priorities while maintaining professionalism
- Proficiency in Microsoft Office Suite and HOA management software such as CINC or Nabr Network preferred
Other Requirements
- Valid driver's license and reliable transportation
- Ability to lift up to 20 pounds
- Ability to conduct routine property inspections involving walking, standing, and light physical activity

Monday, Tuesday, Wednesday & Friday
9:00 AM – 5:00 PM
Thursday
10:00 AM – 6:00 PM
Attendance at one monthly evening Board meeting (typically the fourth Tuesday of each month) is required.

- $65,000 - $70,000 annually
