Project FIND’s mission is to provide low- and moderate-income and homeless seniors with the services and support they need to enrich their lives and live independently. Job Summary:
Reporting to the Director of Facilities Maintenance, the Painter-Handyperson is responsible for preparing vacant apartments and common areas for occupancy by performing high-quality painting, flooring restoration, and apartment turnover work. This position will primarily be responsible for our Woodstock Hotel location but also may be called to Hamilton, Hargrave and other Project FIND sites, if needed. This position plays a critical role in reducing vacancy time by ensuring apartments are move-in ready while maintaining the appearance of Project FIND's residential properties. The position also supports all of our buildings with handyperson duties as needed, but the main duty includes painting.
Responsibilities:
Apartment Turnovers
- Prepare vacant apartment for new residents
- Patch, Repair, sand and prime walls and ceilings
- Paint apartments, hallways, stairwells, office, and common areas
- Repair drywall damage and perform minor plaster repairs, as needed
- Strip, wax, buff, and restore resilient flooring, as needed
- Remove and replace damaged vinyl flooring and transitions when assigned
- Install base molding and perform minor finish carpentry, as needed
- Complete punch-list items prior to occupancy
- Report deficiencies requiring licensed trades
Common Areas Maintenance
- Paint hallways, community rooms, hallways and offices
- Strip, wax, and buff common area floors, as needed
- Maintain walls, doors, trim, railings and finishes
- Assist with seasonal projects and capital improvements, as needed
Three Year Paint Jobs
- Work with Property management to complete three-year paint job work orders to satisfy HPD compliance
Handywork
- Cleans rooms by discarding old furniture, beds and other debris, as needed
- Cleans and polishes floors, install new furniture and appliances
- Performs minor carpentry, plumbing and plastering work.
- Inspects building and its equipment and performs preventive maintenance to ensure that all are in proper working condition.
- Adjust and makes minor repairs of furniture, office equipment, door closer, gravity hinges, sheetrock, faucets, drains, doors, etc.
- Assists with apartment preparation to make rooms move-in ready, as needed.
- Performs locksmithing and light carpentry duties as needed in the building.
- Responsible for assisting with cleaning and maintaining the building. This includes sweeping, mopping floors and stairs.
- Assists with striping, waxing, and buffing floors.
- Assists to ensure trash is placed out for pickup based upon sanitation schedule.
- Assists with sweeping and cleaning sidewalks and planters
- Assists with hosing of sidewalk with pressure washer.
- Assists in removal of snow and ice during the winter and spreads de-icer to prevent slipping.
- Performs other related duties as assigned by supervisor.
Qualifications:
- High School Diploma or GED
- Ability to sit, walk and stand for numerous hours.
- Ability to lift packages and other items up to 10 pounds.
- Excellent customer service skills and ability to establish and maintain polite, professional and effective working relationships with all contacts during the performance of duties.
- Good oral and written communication skills.
- Show initiative and be responsible for follow through.
- Ability to work independently and as part of a team.
- Ability to maintain confidential information, as related to position.
- Basic level computer skills; Microsoft Word and Excel.
- Demonstrated flexibility with ability to change priorities with limited notice including working overtime and being available to work with little notice.
Schedule:
Monday - Friday, 8:30AM - 4:30PM
Project FIND participates in E-Verify, which confirms employment authorization through an electronic database maintained by the Social Security Administration and Department of Homeland Security.
