The Property Manager is responsible for\noverseeing end\-to\-end operations, maintenance, financial performance, and\ncompliance of commercial properties. The role ensures efficient service\ndelivery, tenant satisfaction, regulatory adherence, and optimal asset\nperformance while managing site teams, vendors, and budgets.<\/span><\/span><\/span>

1. Operations & Facility Management<\/span><\/span><\/span><\/b>
<\/span><\/span><\/p>

  • Act as the <\/span><\/span>primary point of contact<\/span><\/span><\/b> for day\-to\-day\n facility operations and statutory compliance<\/span><\/span><\/span>
    <\/span><\/span><\/li>
  • Oversee <\/span><\/span>operation & maintenance of all MEP systems<\/span><\/span><\/b> (Electrical, DG, HVAC, Lifts, STP/WTP, Fire, Plumbing, etc.) as per asset\n manuals<\/span><\/span><\/span>
    <\/span><\/span><\/li>
  • Ensure adherence to <\/span><\/span>SOPs, checklists, logbooks, and\n preventive maintenance schedules<\/span><\/span><\/b><\/span>
    <\/span><\/span><\/li>
  • Maintain high standards of <\/span><\/span>cleanliness, hygiene, and upkeep<\/span><\/span><\/b> across all areas<\/span><\/span><\/span>
    <\/span><\/span><\/li>
  • Implement and monitor <\/span><\/span>parking management and visitor\n management systems<\/span><\/span><\/b><\/span>

    2. Financial Management & Commercial\nPerformance<\/span><\/span><\/span><\/b>
    <\/span><\/span><\/p>

    • Track <\/span><\/span>property management expenses vs. budget<\/span><\/span><\/b> and ensure\n profitability<\/span><\/span><\/span>
      <\/span><\/span><\/li>
    • Ensure <\/span><\/span>≥90% utility collections by 20th<\/span><\/span><\/b> and <\/span><\/span>≥90% CAM\n collections by month\-end<\/span><\/span><\/b><\/span>
      <\/span><\/span><\/li>
    • Oversee <\/span><\/span>utility billing, reconciliation, and tenant\n invoicing<\/span><\/span><\/b><\/span>
      <\/span><\/span><\/li>
    • Monitor <\/span><\/span>vendor payments and financial timelines<\/span><\/span><\/b><\/span>
      <\/span><\/span><\/li><\/ul>

      3. Vendor & Procurement Management<\/span><\/span><\/span><\/b>
      <\/span><\/span><\/p>

      • Manage vendor lifecycle including <\/span><\/span>selection, onboarding, and\n performance evaluation<\/span><\/span><\/b><\/span>
        <\/span><\/span><\/li>
      • Ensure <\/span><\/span>procurement processes<\/span><\/span><\/b>, competitive quotations,\n and approvals are followed<\/span><\/span><\/span>
        <\/span><\/span><\/li>
      • Raise <\/span><\/span>IPRs<\/span><\/span><\/b>, release <\/span><\/span>PO/WO<\/span><\/span><\/b>, and track execution\n and billing<\/span><\/span><\/span>
        <\/span><\/span><\/li>
      • Maintain <\/span><\/span>inventory, stock levels, and consumption tracking<\/span><\/span><\/b><\/span>
        <\/span><\/span><\/li><\/ul>

        4. Team Management & Administration<\/span><\/span><\/span><\/b>
        <\/span><\/span><\/p>

        • Supervise site team and vendor staff; recommend <\/span><\/span>performance\n recognition<\/span><\/span><\/b><\/span>
          <\/span><\/span><\/li>
        • Manage <\/span><\/span>staff attendance, leave planning, and manpower\n allocation<\/span><\/span><\/b><\/span>
          <\/span><\/span><\/li>
        • Conduct <\/span><\/span>training programs<\/span><\/span><\/b> including emergency response\n and safety drills<\/span><\/span><\/span>
          <\/span><\/span><\/li>
        • Ensure coordination with PMC teams and certify attendance\n monthly<\/span><\/span><\/span>
          <\/span><\/span><\/li><\/ul>

          5. Reporting & Compliance<\/span><\/span><\/span><\/b>
          <\/span><\/span><\/p>

            • Daily, monthly, quarterly, and half\-yearly reports<\/span><\/span><\/span>

            • Previous day report (by 11 AM)<\/span><\/span><\/span>
              <\/span><\/span><\/li>
            • Monthly operations report (by 5th)<\/span><\/span><\/span>
              <\/span><\/span><\/li><\/ul>
            • Conduct <\/span><\/span>monthly performance reviews and MOM submissions<\/span><\/span><\/b><\/span>
              <\/span><\/span><\/li>
            • Ensure <\/span><\/span>labor compliance audits and statutory adherence<\/span><\/span><\/b><\/span>
              <\/span><\/span><\/li>
            • Coordinate <\/span><\/span>corporate audits and ensure closure of\n observations<\/span><\/span><\/b><\/span>
              <\/span><\/span><\/li><\/ul>

              6. Safety, Security & EHS<\/span><\/span><\/span><\/b>
              <\/span><\/span><\/p>

              • Ensure site is fully compliant with <\/span><\/span>EHS standards<\/span><\/span><\/b> (energy, water, waste, chemical handling, PPE, LOTO, etc.)<\/span><\/span><\/span>
                <\/span><\/span><\/li>
              • Conduct <\/span><\/span>fire drills, emergency response training, and\n evacuation exercises<\/span><\/span><\/b><\/span>
                <\/span><\/span><\/li>
              • Oversee <\/span><\/span>security operations and implementation of security\n protocols/manuals<\/span><\/span><\/b><\/span>
                <\/span><\/span><\/li>
              • Ensure pest control and safe use of chemicals<\/span><\/span><\/span>

                • Ensure proper <\/span><\/span>handover of floor inventory to tenants<\/span><\/span><\/b><\/span>
                  <\/span><\/span><\/li>
                • Track <\/span><\/span>statutory certifications<\/span><\/span><\/b> (CEIG, lift inspections,\n etc.) and close observations<\/span><\/span><\/span>

                  8. Tenant & Client Coordination<\/span><\/span><\/span><\/b>

                    <\/span><\/span><\/li>
                  • Support <\/span><\/span>VIP visits and events planning<\/span><\/span><\/b> (festivals,\n R&R, national events, etc.)<\/span><\/span><\/span>
                    <\/span><\/span><\/li>
                  • Ensure high levels of <\/span><\/span>client satisfaction and relationship\n management<\/span><\/span><\/b><\/span>

                      • 5\u20136+ years in Property Management / IFM / IPC organizations<\/span><\/span><\/span>
