Property Manager (Commercial Building)

Job Responsibilities

  • Manage the overall operations and maintenance of assigned commercial properties.
  • Ensure smooth operation of all Mechanical & Electrical (M&E) systems and building services.
  • Oversee preventive, corrective, and predictive maintenance programmes.
  • Lead and supervise service providers, contractors, and site personnel.
  • Monitor building performance, utility consumption, and maintenance budgets.
  • Manage tenant relations, feedback, and fit-out works.
  • Ensure compliance with statutory regulations, safety requirements, and company policies.
  • Plan and execute asset enhancement initiatives, major repairs, and replacement projects.
  • Respond to building emergencies and coordinate timely resolution of operational issues.

Requirements

  • Diploma or Degree in Engineering, Facilities Management, Building Services, or a related discipline.
  • Minimum 3–5 years of experience in commercial property or facilities management.
  • Strong technical knowledge of M&E systems, including: Chillers and chilled water systems, Cooling towers, CRAU/CRAC units, Air Handling Units (AHU) and Fan Coil Units (FCU), Building Management System (BMS), Electrical distribution systems, Emergency generators and UPS systems
  • Ability to troubleshoot M&E issues and manage maintenance contractors effectively.
  • Familiarity with Singapore regulatory and safety requirements.
  • Strong communication, stakeholder management, and problem-solving skills.

Preferred

  • Experience managing Grade A office buildings, business parks, data centres, or mixed-use developments.
  • Knowledge of Green Mark requirements and energy management practices.
