Property Manager(East)

About the Role:

  • Conduct regular inspections of the property to ensure that all facilities, equipment, and infrastructure are functioning optimally, including planning and scheduling routine maintenance works
  • Manage and oversee maintenance of the property, including but not limited to Soft Services (i.e. Security, Cleaning, Pest control, Landscape maintenance), Lift Fire protection systems, ACMV Systems Sanitary & Plumbing Systems, Building structure and roof waterproofing.
  • Sourcing, evaluating and recommendation for quotations.
  • Ensuring the compliance and safety of the property, including but not limited to:
  • Ensuring timely renewal of licenses and any authority compliance requirements
  • Manage all licensing and statutory obligations, such as fire safety certifications and building permits.
  • Conduct regular audits and inspections to identify and mitigate safety risks.
  • Ensure that emergency response plans are in place and conduct fire drills are carried out by the appointed SFSM as required.
  • Assess and submit report on performance of terms Tenderers before expiry of the term contract and inclusive of response to call centre feedback.
  • Check on illegal tapping of water and electricity supply.
  • Check on illegal usage of space; unauthorised assignment and sub-letting of factory premises; unauthorised additions and alterations to factory premises
  • Report on any unusual activities taking place
  • Conduct joint inspection with representatives of various authorities for matters pertaining to the maintenance and regulatory requirements
  • Attending to authorities' inspections and operational exercises such as NEA, SCDF, BCA, URA etc.
  • Monthly submission of documentation such as Meter readings including going to site to take readings, computation of charges, sending reports to Finance for invoicing for air con, chilled water, electrical, water, etc.
  • Required to perform any related duties as required and directed.
  • Take accountability and ownership of Workplace Safety & Health (WSH) standards and outcomes in building up a Safety Culture.

About You:

  • Bachelor’s Degree in Estate Management, Building, Facilities Management, or a related field

  • At least 3 years of relevant experience in property or estate management, preferably with supervisory responsibilities

  • Strong leadership and team management skills, with the ability to guide and motivate a team of property officers

  • Excellent communication and interpersonal skills to liaise effectively with grassroots organizations, government agencies, and residents

  • Good planning and organizational abilities, with experience in implementing improvement programmes and managing budgets

  • Proactive and service-oriented, with a strong sense of responsibility and commitment to enhancing the living environment for residents
