Quantity Surveyor

About the Role

We are seeking an experienced and driven Quantity Surveyor to join our dynamic project team. You will be involved in both pre- and post-contract QS functions across residential, commercial, or industrial projects. Key Responsibilities

Pre-Contract (Tender Stage):

  • Prepare Bills of Quantities (BQ), cost estimates, and tender documents
  • Take-off quantities from drawings and specifications
  • Source and evaluate quotations from suppliers and subcontractors
  • Conduct budget cost planning and feasibility studies
  • Assist in tender clarifications and attend site briefings

Post-Contract (Project Execution Stage):

  • Monitor and control project cost, budget, and expenditure
  • Prepare and evaluate subcontractor packages, contracts, and claims
  • Certify interim payments, variation orders (VOs), and final accounts
  • Assess and negotiate subcontractor claims and disputes
  • Perform site valuations and update cost reports and cash flow forecasts
  • Coordinate with project team to ensure commercial objectives are achieved
  • Maintain accurate documentation and cost records

General:

  • Liaise with consultants, suppliers, subcontractors, and authorities
  • Ensure compliance with contractual obligations and project timelines
  • Provide cost advice during design development and procurement
  • Support project team in procurement strategy and contractual correspondence

Requirements

  • Degree or Diploma in Quantity Surveying, Building, or equivalent
  • Minimum 5 years of relevant experience in a main contractor environment
  • Strong knowledge of contract administration, VOs, and claims
  • Familiar with PSSCOC, SIA, or other standard contract forms
  • Proficient in MS Excel and quantity take-off software (e.g., CostX or Bluebeam)
  • Strong negotiation, analytical, and problem-solving skills
  • Able to work independently and meet tight deadlines
  • Good interpersonal skills and team collaboration

Added Advantage (Not Mandatory):

  • Experience in government tenders (e.g., HDB, Town Council projects)
  • Exposure to Design & Build project delivery
