POSITION OVERVIEW: LJA is looking to add a Right of Way Agent, to its team that has experience in public infrastructure projects and is proficient negotiating on projects subject to the Uniform Act. As a Right of Way Agent, you will be conducting negotiations with landowners using established negotiation skills and techniques. Building rapport and knowledge of the acquisition process are essential. In addition, the ideal candidate for this position should possess working knowledge of the right of way acquisition process: title, appraisal, negotiation, closing, relocation, Uniform Act, and Texas eminent domain procedures. Responsibilities will be negotiating with property owners, making offers, engaging in counteroffer preparation and submittal, conductive title curative measures, and closing the parcel through a title company. LJA is seeking someone who is driven, conscientious in their work, and works well with team members in remote locations. Other important aspects of include the ability to negotiate on multiple projects concurrently, to work under multiple project managers, and to work on projects that require travel within the State of Texas.

TYPICAL DAILY RESPONSIBILITIES:

  • Conduct activities related to the acquisition of property rights for public infrastructure projects
  • Handle negotiating and associated documentation for parcels on day-to-day basis
  • Communicate with property owners in a respectful and professional manner
  • Provide current parcel updates in contact logs and project status reports
  • Use advanced technology, techniques, and practices to resolve challenges throughout the acquisition process and related real estate services disciplines
  • Provide status updates and participate in status meetings
  • Execute responsibilities with a sense of urgency while maintaining quality and accuracy of deliverables
  • Continually adhere to customer service standards, including being courteous, responsive, conscientious and striving for accuracy

EDUCATION/LICENSES:

  • 4-Year College Degree (other education and experience may qualify as a substitution)
  • Active Texas Real Estate Sales Agent’s License
  • Active Texas Notary (or ability to become one in 45 days)

REQUIRED QUALIFICATIONS:

  • Exceptional oral and written communication skills, including use of proper grammar, minimal misspellings, and infrequent typographical errors
  • Experience in negotiating with property owners to acquire real property rights for public infrastructure projects
  • Ability to build and maintain strong internal and external relationships, as well as establish rapport with property owners
  • Proficiency in document organization (both electronic and paper)
  • Exceptional attention to detail and organizational skills
  • Demonstration of self-motivation and ethical behavior
  • Ability to continuously and proactively collaborate, share, seek guidance, and receive feedback through open dialogue
  • Possess a positive attitude and a desire to learn
  • Willingness to adapt work schedule based on project needs
  • Ability to work independently but also work as a team player
  • Ability to plan and organize workload, adjust changing priorities, and work well under pressure
  • Able to manage multiple priorities under tight deadlines
  • Possess critical thinking and problem-solving attributes
  • Knowledge of the Uniform Relocation Assistance and Real Property Acquisitions Policies Act of 1970, as amended
  • Proficient with MS Office Suite, especially TEAMS, Excel, Word, Outlook, and PowerPoint
  • Ability to travel overnight, if needed
  • Valid Driver’s License (good driving record)
  • Ability to work with team members in other geographic offices
  • Familiarity with acquisition appraisal elements and methodology
  • Possess reliable transportation
  • Must be able to report to an LJA office in Fort Worth (DFW area may be an option)

BONUS POINTS IF YOU HAVE

  • R/W-NAC or SR/WA from the International Right of Way Association
  • Education related to real estate or appraisal
  • Experience working in Texas and on TxDOT, county, or municipal projects

  • Sit for extended periods of time working on a computer with various software applications
  • Intraoffice and Interoffice mobility required to attend project meetings, client meetings, and meetings with team members and support staff
  • Actively participate in meetings to follow up with team members and clients on action items
  • Ability to accurately work under pressure to meet deadlines
  • Capable of quickly evaluating accuracy in real estate acquisition documents
  • Critical thinking and problem-solving attributes
  • Ability to drive long distances and for extended periods of time

  • Mobility required to attend project meetings, client meetings, and meetings with team members and support staff
