Senior Maintenance Supervisor

JOB SUMMARY
The Senior Maintenance Supervisor manages the maintenance staff to ensure that tasks are undertaken on time, to the correct standards to ensure that the company’s standard operating procedures and processes are maintained and that staff are happy, appropriately trained and assessed as competent.
SCOPE
Under the directive of the Rooms Care Manager, the Senior Maintenance Supervisor is responsible for coordinating and supervising the work for the Maintenance Department and to manage the upkeep of the hotel, surrounding buildings, grounds, and equipment, in accordance with the company’s standards, AAA 5 diamond standards and LQA Benchmarking standards.
RESPONSIBILITIES
Operational
- Conduct necessary operational inspections throughout the property and in rooms.
- Supervises and assigns the work of maintenance employees.
- Inspects work for completeness.
- Determines materials, equipment, and supplies to be used for internal projects only.
- Transfers equipment and personnel from one project to another, where necessary.
- Where applicable, coordinates general repairs such as painting, patching walls, security hardware.
- Coordinates and performs any other ancillary duties as may be required.
- Ensures that staff members operate in full compliance in accordance with the company’s standards, AAA 5 diamond standards and LQA Benchmarking standards.
- Organise, manage and supervise all daily operational activities, ensuring quality and consistency of performance.
- Report to work on time and according to posted schedule; follow procedure for clocking in and out, complete Supervisor’s Checklist for the maintenance department.
- Read the supervisor's email and logbook, and assign it to the team.
- Prepare maintenance teamwork, place it in the Logbook, and assign it to the team.
- Inspects guest rooms: e.g. floors, walls, fixtures, faucets, and shower heads, etc. after room attendants/maintenance teams have completed rooms to ensure standards are being met and maintained, in accordance with the company’s standards, AAA 5 diamond standards and LQA Benchmarking standards.
- Inspect all staff before and after to ensure they are complying with the Company rules and regulations.
- Inspects lobbies, restaurants, lounges, reception, gym, public area washrooms, staff quarters, etc. to ensure standards are being met and maintained.
- Check all arrival rooms using Inspection Report Checklist and liaise with the Housekeeping supervisor, where applicable.
- Coordinates, installs, inspects, repairs, and maintains the electrical, plumbing, mechanical and other related systems.
- Where applicable, coordinates or inspects, operates, and maintains the heating, cooling, and ventilation systems (including boiler system).
- Where applicable, coordinates general repairs such as painting, patching walls, security hardware, and renovations of existing facilities.
- Assists in training and retraining of the Maintenance Team.
- Be familiar and comply with all Standard Operating Procedures.
- Assists in the organising and undertaking of department inventories.
- Performs preventive maintenance assignments on a scheduled basis.
- Prepare payroll documentation.
- Prepare staff rosters weekly.
- Conduct orientation training and in-service to explain policy procedures, and to demonstrate use and maintenance of equipment.
- Actions and reports customer complaints to management.
- Attends daily briefings, departmental or other meetings as required.
- Conducts daily briefings with staff members.
- Oversee maintenance assessments.
- Produce all operational reports to the agreed time scale.
- Set future team targets and resolve any other issues felt relevant by the team.
- Maintain standard operating procedures, ensuring the correct PPE is worn at all times.
- Ensure all operational practices and that of contractors comply with current work health & safety regulations.
- Undertake special projects identified by Rooms Care Manager and other management.
- Adheres to Company policies, standards, and procedures, including Health and Safety, Fire Prevention, Hygiene and Discipline.
- Attends training courses as agreed with Management, Human Resources Department, or your immediate Manager.
- Carries out any other related duties as may be assigned by senior management
People Management
- Manages, motivates and monitors the performance of the Maintenance team.
- Actively participates in the recruitment process for the department by identifying staffing needs and shorting potential candidates by utilising the company’s HRIS (BambooHR).
- Conducts candidate interviews as required, and informs the human resources team of successful candidates in a timely manner.
- Identifies candidates that are not performing to the expected standards of the company and recommend what steps should be taken.
- Manages the performance management process within the department by providing continuous and constructive feedback, keeping communication lines open, providing clarification of expectations and identifying areas for improvement.
- To ensure that department goals are clear and in alignment with company objectives, AAA 5 Diamond standards and LQA Benchmark standards, and shared with staff to maximise on performance expectations.
- Actively coaches the department’s staff to unlock team member’s potential and growth, help them to develop new skills and to aid in promoting individual responsibility.
- Conduct annual performance appraisals for department staff, ensuring that the process is fair, free of biases, accurate, and promotes the overall purpose of the performance management system.
- Able to access and identify department conflicts and infractions against company policies / procedures, and understands how, when and what form of disciplinary action should be taken.
- Plan and execute frequent team building activities, in an effort to maintain the momentum and productivity of all staff within the department.
Training and Development
- Manages all aspects of Training and Development and Talent Management to maximize on supervisors and staff, personal and professional growth, in accordance with company’s Human Resources - Training and Culture Development team initiatives and to agreed AAA 5 Diamond standards and LQA Benchmark standards.
- Identifies and conducts assessments to determine what training needs are required for supervisors and staff within the department to increase job knowledge.
- Monitor and provide feedback on how supervisors and staff could improve on their overall performance.
- Recommends and assists with the creation and implementation of training plans, based on assessment and guests’ feedback.
- Liaise with the Human Resources - Training and Culture Development team to support the department’s development objectives and ensure that supervisors and staff are equipped with the necessary tools and materials to effectively execute their daily tasks.
- To carry out or ensure that regular On-the-Job training is taking place to align with the AAA 5 Diamond standards and LQA Benchmark standards.
KNOWLEDGE, SKILLS AND PERSONAL ATTRIBUTES
Knowledge
The Senior Maintenance Supervisor must have proficient knowledge in the following areas:
- Diploma in Building, Automotive & Welding, Electrical Engineering or equivalent
- Certificate in Cabinet & Furniture Making, Carpentry & Joinery or Masonry would be considered an asset
- At least 5-7 years experience in a similar capacity within an all inclusive, AAA 5 diamond hotel
- Knowledge of Maintenance planning and administration.
- Knowledge of AAA 5 diamond standards, LQA Benchmarking standards as well as the hotel operating standards.
- Intermediate computer skills
- Understand, speak, read, and write English at CXC level or equivalent.
- Experience in supervisory management.
