Senior Project Manager

The Senior Project Manager leads the delivery of construction services out of Samet's Wilmington office. You'll carry full accountability for bringing projects in within an agreed budget and timeframe while mentoring the project teams who deliver alongside you.

This is a role for someone who can own the whole picture: client relationships, financials, schedule, risk, quality, and safety. You'll be the steady hand that keeps complex work moving, trade partners accountable, and clients firmly in "Raving Fan" territory.

What You'll Do

  • Assist preconstruction in implementing procurement strategies, including trade partner solicitation and quantitative take-offs.
  • Manage designers and design/procurement completion for negotiated design-build or construction management projects.
  • Support team preparation for sales presentations and interviews with prospective clients.
  • Develop, maintain, and manage client relationships and accounts throughout the project lifecycle, with a focus on "Raving Fan" ratings and client satisfaction.
  • Develop Project Management Plans (PMP), including Project Team Work Plans and the Responsibility Matrix, and execute PMP Work Plans as projects require.
  • Develop and organize job cost codes and establish a buy-out strategy to maximize profit potential.
  • Develop project schedules using company software with detailed work breakdown structures; update and distribute the Master Project Construction Schedule at consistent intervals.
  • Manage schedule changes and drive corrective action to hold timelines; prepare the Three-Week Look-Ahead and hold trade partners accountable for milestone dates.
  • Understand and execute Owner Contract terms, conditions, payment requirements, schedule requirements, and risk elements, and understand all requirements within project plans and specifications.
  • Delineate work scope and prepare written scopes of work for Subcontract Agreements.
  • Prepare and execute Purchase Orders and Subcontracts in accordance with Contract Signature Policy limits.
  • Implement Risk Management Plans for subcontractor/supplier set-up, selection, and management.
  • Ensure bond and insurance requirements are fulfilled for the Owner Contract and Subcontracts before work begins.
  • File required notices, including Notice of Contract and Notice to Lien Agent, within specified timeframes.
  • Mentor and guide lower-tier Project Managers, Engineers, and Administrators.
  • Ensure fair treatment of trade partners and develop new trade partner relationships.
  • Prepare accurate cost projection and cash flow reports for GM review and approval.
  • Implement Change Management processes with Owner and Designer, tracking via the Prolog System.
  • Process Owner, Subcontractor, and Vendor invoices according to established accounting dates, and resolve cost issues and conflicts with trade partners promptly.
  • Conduct and document trade partner pre-installation meetings before work begins.
  • Develop and execute Quality Control/Quality Assurance measures following "Never Fail" guidelines, and implement document control to maintain current plans and specifications.
  • Prepare and distribute monthly Owner Project Status Reports as required by the Owner Contract.
  • Conduct and document Project Meetings with emphasis on time, money, quality, and scope, and participate in Weekly Coordination Meetings documented in the Prolog System.
  • Update and maintain Project System Modules and associated logs, including PCO/COR/CO Logs and Drawing/Specification Logs.
  • Ensure project close-out documents are prepared timely, including as-built drawings, specifications, and required documentation.
  • Conduct the 11-month project walkthrough with the Superintendent, Owner, and Designer to identify non-compliant work.
  • Ensure Site-Specific Safety Plans are in place and followed with proper documentation, promote safe work practices, and collaborate with subcontractors to improve safety programs.

What You Bring

Required

  • Bachelor's degree in engineering, construction management, business administration, or comparable relevant experience.
  • 10+ years managing commercial, industrial, education, multi-family, or healthcare construction projects, including a track record of leading large, complex projects from preconstruction through closeout.
  • Experience managing multiple concurrent projects and full project financials — budget, buy-out, forecasting, and margin.
  • Proven ability to lead, mentor, and develop project teams (PMs, PEs, and administrators) and to build lasting client and trade-partner relationships.
  • Strong leadership, organizational, and computer skills with exceptional attention to detail.
  • Proficiency with construction management and scheduling software (e.g., Procore, Bluebeam, Primavera P6, Microsoft Project).
  • 30-Hour OSHA Certification.
  • LEED Green Associate accreditation.
  • Valid driver's license.

Preferred

  • Professional credentials such as PMP, CCM, or DBIA certification.
  • Experience leading negotiated design-build or construction management delivery.
  • Established relationships in the Wilmington / coastal NC market and trade-partner community.

Additional Requirements

Physical Demands: Regularly required to sit, walk (including on rough or uneven surfaces), use hands and fingers to handle equipment and files, reach, drive, bend, talk, see, and hear. Must regularly lift and/or move up to 20 pounds and occasionally up to 40 pounds. Occasionally required to stand, climb stairs or ladders, balance, kneel, crouch, and turn or twist; may infrequently crawl. Language Ability: Able to read and comprehend detailed instructions, long correspondence, and memos; write complex correspondence; and communicate effectively one-on-one and in small or large groups with associates or clients.

Computer Skills: Intermediate proficiency in Microsoft Office and SharePoint. Able to collaborate remotely via Zoom or Teams and type complex correspondence.

Math Ability: Able to add, subtract, multiply, and divide in all units of measure using whole numbers, fractions, and decimals; compute rate, ratio, and percentage; and draw and interpret bar graphs.

Reasoning Ability: Able to comprehend and execute detailed written and oral instructions using common-sense reasoning, and navigate obstacles involving a few concrete variables in conventional situations.

Certificates and Licenses: A valid driver's license is required.
