What your day-to-day will look like:

• 负责统筹管理所辖楼宇内所有电梯、自动扶梯及升降设备的全生命周期合规运营，确保符合《中华人民共和国特种设备安全法》《电梯维护保养规则》（TSG T5002）、《电梯监督检验和定期检验规则》（TSG T7001）等国家及地方强制性法规与技术规范；

• 严格审核电梯维保单位资质（须具备市场监管部门核发的《特种设备生产许可证》），监督其按法规要求执行半月、季度、半年及年度维保作业，并核查维保记录的真实性与完整性；

• 组织并跟踪电梯定期检验工作，确保在检验合格有效期届满前完成报检，妥善保管《特种设备使用登记证》《电梯使用标志》及历次检验报告；

• 对电梯日常运行状况进行巡查，识别潜在故障或安全隐患（如门系统异常、急停失效、报警装置失灵等），及时协调维保单位处置并闭环整改；

• 管理电梯安全技术档案，包括设备出厂资料、安装监督检验报告、使用登记文件、维保合同、故障记录、应急演练记录等，确保“一梯一档”完整、可追溯；

• 制定并实施电梯困人等突发事件的应急响应流程，定期组织物业团队与维保单位开展联合应急演练，确保30分钟内救援响应达标；

• 监督新装、改造或重大修理电梯项目的合规性，确保施工单位具备相应资质，施工过程接受监检机构监督，并完成使用登记变更；

• 与电梯维保负责单位/厂家及属地市场监督管理局（特种设备安全监察机构）保持良好沟通，配合监督检查，及时落实整改要求；

• 向内部设施管理团队提供电梯安全操作培训，提升一线人员对紧急情况的初步处置能力；

Desired or preferred experience and technical skills:

• 本科及以上学历，机械、电气、自动化或相关工程类专业优先；

• 3年以上商业或产业园区电梯/特种设备管理经验，熟悉垂直交通系统运维逻辑；

• 深入掌握国家关于电梯的法律法规、安全技术规范及地方监管要求；

• 具备独立审核维保质量、识别设备风险、组织应急演练及应对政府检查的能力；

• 熟悉电梯物联网（IoT）监控平台、维保工单系统等数字化管理工具者优先；

• 原则性强，责任心高，具备优秀的文档管理能力和跨部门协调能力；

• 能适应高频次现场巡检，必要时进入机房、底坑、井道等受限空间（需持有效健康证明）；

• 持有《特种设备安全管理A证》或《电梯检验员》等相关资格证书者优先。

Required Skills and Experience:

· 有外企生产园区的电梯管理经验者优先。

· 有特种作业电工证优先。
