The successful candidate will be responsible for conducting complex research on properties primarily located in New York, evaluating documents and providing recommendations for properties researched. This role requires a deep understanding of New York real estate laws and the ability to evaluate complex title issues.%3C/p%3E%3Cp%3EKey Responsibilities%3C/p%3E%3Cul%3E%3Cli%3EConduct comprehensive and complex title searches and examinations of public records to determine the legal condition of property titles.%3C/li%3E%3Cli%3EAnalyze and interpret a wide range of real estate documents, including deeds, mortgages, easements, liens, and surveys, to identify any encumbrances or defects.%3C/li%3E%3Cli%3EProactively identify and resolve complex title issues, such as breaks in the chain of title, boundary disputes, heirship issues, and unreleased liens, to facilitate a clear title.%3C/li%3E%3Cli%3ENavigate and retrieve records from various municipality offices, including county and town clerks, through both online databases and in-person visits.%3C/li%3E%3Cli%3EConduct on-site research at local courthouses as needed to gather necessary legal documents and information for complex title examinations.%3C/li%3E%3Cli%3EServe as a subject matter expert, providing expert guidance and recommendations to clients, %26nbsp;and junior staff on complex title matters.%3C/li%3E%3Cli%3ECollaborate effectively with clients, project managers, surveyors, and to promote smooth and timely closings.%3C/li%3E%3Cli%3ETrain, mentor, and provide guidance to junior title agents and support staff.%3C/li%3E%3Cli%3EManage a portfolio of complex title files, prioritizing tasks to meet deadlines and client expectations.%3C/li%3E%3C/ul%3E%3Cp%3E%26nbsp;%3C/p%3E%3Cp%3EPreferred Qualifications%3C/p%3E%3Cul%3E%3Cli%3EDegree or certification pertaining to right of way, title, paralegal, real property law or mortgage lending, or equivalent experience%3C/li%3E%3Cli%3EAbility to manage large projects%3C/li%3E%3Cli%3EAttention to detail%3C/li%3E%3Cli%3EExperience reading and interpreting complex metes and bounds description%3C/li%3E%3Cli%3EExperience completing adjoiners’ reports%3C/li%3E%3Cli%3EExperience completing legal documents, such as deeds, easements, and lien releases%3C/li%3E%3Cli%3EAbility to work independently%3C/li%3E%3Cli%3EAbility to work and collaborate with peers/ team%3C/li%3E%3Cli%3EUnderstanding of the Uniform Relocation Act, Eminent Domain Process, and applicable county, state and/or federal requirements statutes and ordinances%3C/li%3E%3Cli%3EPreference given to local candidates%3C/li%3E%3C/ul%3E%3Cp%3E%26nbsp;%3C/p%3E%3Cp%3E#LI-JC7%3Cbr%3E%26nbsp;%3C/p%3E%3C/div%3E
