Assistant Manager/Manager, Asset Management
Job Summary: To ensure optimal asset occupancy in line with financial targets translating these to meet portfolio level goals
Key Responsibilities
- Optimizing building/portfolio occupancy and revenue though implementation of relevant strategies to meet financial targets
- Active building of relationships with new and existing tenants as well as with other agencies and landlords
- Collaborating with other team members from lease admin, property management, finance and marketing to ensure smooth operations, elevating tenants’ satisfaction
- Track, analyse and report asset performance metrics including (but not limited to) rents, occupancy, operating costs, NPI margins and yields
- Propose, recommend and oversee CAPEX (capital expenditure) initiatives, including asset enhancement initiatives and other improvement works where required
- Work closely with property management and leasing teams to ensure asset is running at an optimal level, tenant concerns are addressed and occupants are happy
- Undertake competitor benchmarking and performance reporting on periodic basis, ensuring that asset/portfolio remains competitive.
- Prepare regular updates and reports on biweekly/monthly/quarterly basis
- Prepare annual asset business plan for senior management review and approval
- Any other duties as may be assigned
Minimum Requirements
- Degree in Business, Real Estate, or a related field of study
- 3-5 years of experience in asset management for commercial, mixed use or integrated Grade A assets
- Good understanding of financial statements, valuation methodologies and key performance indicators of an asset/portfolio
- Financial modelling experience will be favourably considered
- Proficiency in MS Office applications
- Ability to multi-task and manage multiple priorities simultaneously
- Self-motivated individual contributor, who is also a good team player
- Great interpersonal and communication skills to engage across all levels
- Good knowledge of inner workings of integrated developments will be a plus
