Manager/Senior Manager, Leasing
Job Summary: To ensure optimal asset occupancy in line with financial targets so to meet portfolio level goals.
Job Responsibilities:
- Identify prospective tenants and conduct site inspections
- Review all leasing proposals before making recommendation to Head of Department, ensuring that financial and occupancy targets are met.
- Lead all negotiations for new/renewal leases and licenses (office/retail) in the asset
- Oversee preparation of all lease documents and work closely with lease admin team to close out the transaction in accordance with SOPs.
- Enter all leasing deals and proposals into lease management system (Yardi) and submit for management’s approval in accordance with SOPs.
- Build and maintain relationship with tenants, soliciting regular feedback for improvement
- Conducting market research as and when necessary to ensure asset remains competitive in terms of rental and non-financial terms.
- Work with marketing team to assist in retail tenant activation, contributing to a vibrant office building environment
- Prepare leasing budgets/reforecasts and annual asset business plan for senior management review and approval
- Preparation and record keeping of prospect list, monthly leasing reports and any other ad hoc reports as maybe requested
- Any other duties as may be assigned
Minimum requirement:
- Good network amongst agency and landlord community
- Experienced with lease contract review and negotiation (office/retail)
- Proficiency in MS Office applications and Yardi Voyager/Deals
- Ability to multi-task and manage multiple priorities simultaneously
- Self-motivated individual contributor, who is also a good team player
- Great interpersonal and communication skills to engage across all levels
- Retail leasing experience would be a plus
- Degree in Marketing, Business Administration, Real Estate, or a related field of study
- 5-8 years of experience in commercial leasing (Grade A properties)
