Overview
Maintenance Technician II responsible for traveling to multiple customer sites with a company-provided vehicle and tools to maintain and repair commercial and industrial facilities. This role operates under a "flow-to-the-work" model, requiring daily travel and adaptability across locations. The technician demonstrates strong ownership, communication, and follow-through while working independently and within a team.
Key Responsibilities
- Perform preventative maintenance (PM) and corrective repairs on commercial and industrial facility systems in a safe, efficient, and professional manner
- Travel daily to various customer locations; may support a single site temporarily based on business needs
- Conduct routine "shift rounds" to monitor equipment performance, identify issues, and document findings
- Inspect and evaluate equipment based on operating characteristics such as pressure, speed, vibration, and wear
- Maintain, troubleshoot, and repair:
- HVAC systems, fire/life safety systems, plumbing, and electrical systems
- Motors, transformers, motor starters, MCC panels, circuits, and variable frequency drives (VFDs)
- Dock equipment including overhead doors, levelers, locks, and seals
- Building and exterior lighting systems, including emergency and exit lighting
- Perform mechanical and system repairs including:
- Rebuilding pumps, valves, and steam traps
- Repairing electrical and pneumatic components (e.g., solenoids, wiring, cabling)
- Addressing plumbing issues such as leaks, blockages, and fixture replacements
- Support general facility upkeep tasks such as painting, minor carpentry, and event/furniture setup
- Complete administrative duties including parts ordering, PO creation, vendor coordination, and participation in job/project meetings
- Accurately document maintenance activities in CMMS; analyze data and recommend improvements to PM programs
- Communicate effectively with customers and internal teams regarding work status, timelines, and expectations
- Assist in managing maintenance projects and coordinating subcontractors when required

- Adhere strictly to all safety standards including OSHA regulations and lockout/tagout procedures
- Maintain a strong safety-first mindset across all job sites
Key Skills & Qualifications
- Strong troubleshooting and repair experience across mechanical, electrical, and building systems
- Ability to work independently with minimal supervision while contributing to a team environment
- Excellent communication and customer service skills
- High level of accountability, organization, and follow-through
- Experience with CMMS systems preferred
- Willingness and ability to travel daily between job sites
