JOB TITLE: Senior Land Planner

Description:

The Senior Land Planner is responsible for overseeing land planning and entitlement processes, coordinating with internal teams and consultants, and delivering viable, market-driven site plans. This role requires strong technical knowledge, strategic thinking, and the ability to navigate complex municipal processes.

Job Responsibilities:

  • Lead conceptual land planning and site design for master planned communities, residential, commercial, and mixed-use developments

  • Prepare and manage site layouts, yield studies, and development feasibility analyses

  • Coordinate with civil engineers, architects, surveyors, and other consultants

  • Work with development team on entitlement processes, including zoning, subdivision approvals, and permitting

  • Work with development team in meetings with municipalities, planning commissions, and public stakeholders

  • Interpret and apply zoning ordinances, land use codes, and development standards

  • Identify risks and constraints related to site development and propose solutions

  • Work with development team to provide strategic input on land acquisition opportunities and due diligence reviews

  • Oversee and mentor junior planners or internal team members

  • Ensure project timelines and milestones are met

Knowledge, Skills, and Abilities:

  • 5+ years of experience in land planning, preferably within residential or mixed-use development

  • Strong understanding of zoning ordinances, entitlement processes, and municipal approvals

  • Experience working with AutoCAD, GIS, or similar design/planning tools

  • Proven ability to manage multiple projects simultaneously

  • Strong communication and presentation skills

  • Experience working with private developers or land development firms preferred

  • Familiarity with real estate development financial fundamentals preferred

  • Local/regional knowledge of planning and entitlement processes preferred

Education and Certificates:

  • Bachelor’s degree in Urban Planning, Landscape Architecture, Civil Engineering, or related field

  • Professional certification (AICP, PLA, PE, or similar) preferred

Physical Requirements:

  • Ability to work in both office and active construction environments

  • Ability to walk and inspect jobsites in varying field conditions

  • Ability to wear required PPE when on site

  • Ability to travel to project locations regularly
